How to create listings that sell

When putting up a property or a listing, certain elements are essential. The title, the hook, and description are definitely all major influences on your future customers. But that said, photos are the real key to any listing when it comes to gaining traffic and getting visits. Did you know that 41% of visitors who look at a real estate ad ignore text to focus on photos? And that 60% of the time spent on an ad is spent on photos? In this context, it may seem difficult or near impossible to sell real estate without good pictures. Here we present you with a few of the keys elements needed for property photography to boost your visits!

1 - Emphasize space and natural light by choosing a sunny day

The sun is your best friend when it comes to bringing out the charm of a room. You can play with contrasts without resorting to artificial lighting (flash, lights, candles). The photos are naturally warm and attract the eye! Space and natural light are two qualities that grasp the attention of home buyers first. For indoor and outdoor, it’s natural light that you will work with most often. If there is any ambient light around, use it to your advantage!

However, shooting on a sunny day is not always ideal. Well, maybe it is if you live in South Florida. But generally, in order to capture the brightest and best shots, it’s better to photograph at the beginning or end of the day. Bear in mind though that the kind of light you see is constantly changing (intensity, colors, direction, etc.). Emphasizing the natural light by using a wide-angle camera lens will capture the essence of the space. After-all, shooting in low-light situations is not only about technical know-how but also the creativity to capture the ultimate photograph.

2 - Arrange the interior

Currently, there are way too many real estate photos showing messy houses or apartments, and this has a direct impact on the number of visits these sites get. No need to do a full spring clean, but just make sure that personal stuff doesn't get in the photo (coats, children's toys, etc.) and that the furniture is well aligned. Unsymmetrically placed furniture could give off a "messy" effect to your photos. Move around whatever you need to get the perfect scene. It's also totally up to you to do some "home staging" to work on the angles, space, and quantity of stuff in the frame to create a balanced shot.

3 - Declutter and depersonalize the space

It's hard for a potential buyer to get a good idea of the space if family photos of the current owner, a screaming wallpaper or any other personal items appear in the photos. There is one golden rule that must be respected,  and that's neutrality. Whether it's tea towels in the kitchen, toothbrushes, and towels in the bathroom or children's toys in the living room, none of these should appear in the photos. If you arrive at the home and there’s still clutter that you know won't look good in the photos, there’s nothing wrong with suggesting that a few extra things be hidden. The home has to look clean and refreshing as if no one had ever lived there prior. The aim is to make the customer feel that this new home is going to be theirs, not someone else's.

4 - Find the Wow Factor

Since the real estate market is extremely competitive, it's essential to find the wow-factor, that little extra that will give your prospect the desire to visit and buy your property. A high ceiling, an attic lounge, a gorgeous pool, a view, anything that you can work with. Use this to capture their attention and keep them longing for more. Show the best part of the house and underline it as the tiebreaker!

5 - Showcase the details 

Similar to the wow-factor, make sure you capture the little points of interest in the listing that will make the difference in the long run: a solid wood floor, a fireplace, custom-made kitchen islands, and other amenities. Show off as many elements as possible that will help potential buyers picture themselves making a home there. Just by highlighting the custom charm of a property, you are halfway to love at first sight for a potential buyer! 

6 - Don’t Forget About Reflections

After having made sure to depersonalize your interior, beware of appearances such as windows, mirrors, screens, and the reflection of your silhouette on the tiles of the bathroom. Yep, there are a lot of places your face or camera may appear without you noticing! Be careful because it could ruin your photos. There is absolutely nothing professional about having the photographer’s reflection or shadow in the middle of what could potentially be the photo that gets your client to make their next move.

7 - Always include the view if there is one!

This is the dream scenario in real estate. A place with a view is a jewel in and of itself. If there is a sunset view, a view of the ocean, an unobstructed view of a mountain or even just a view with no neighbors, make sure you show it off!  Some say the view is the factor that could make or break a deal!

7 - Shoot into the corner 

In photography, shooting into the corner is essential because it will allow you to highlight certain elements by playing on "the rule of thirds." Shooting from the corner will help the viewer conceptualize the space better than shooting straight on. 

 

8 - Don't forget about the exterior

In the city even more than in the countryside, the exterior is a key element of the sale. Sometimes only a detail such as a balcony, a courtyard with a little greenery, or a small garden, could make all the difference. Think about how much time you spend indoors when living in the city. Those who are living in urban areas are always looking to go on vacation and get out of the pollution! However, that makes it absolutely essential to include any aspect of the urban apartment or city home, that may have a balcony or garden, large windows, etc.
